On the heels of CIM Group's proposal of redeveloping Back Bay's Motor Mart Garage, Brooklyn-based developers Fortis Group have filed a Project Notification Form with the Boston Planning and Development Agency in regard to redeveloping the Dock Square Garage.
The announcement comprises several newly-released renderings, showcasing the proposed tower's stylish architecture, highlighted by a glass curtain wall.
The Dock Square Garage
Occupying approximately 1.2 acres of land next to Faneuil Hall and the Rose Kennedy Greenway, the brick-faced parking garage has offered nearly 700 vehicular parking spaces since its construction in 1980.
By September 2017, Dock Square Parking Associates had sold its eponymous parking garage to Fortis Group - a New York real estate firm - for $170 million.
The current site has a total area of approximately 51,027 square-feet with included ground-level restaurant use with pool tables and live entertainment, currently the Hard Rock Café, and an approximately 6,057 square-foot open space at the corner of Clinton Street and North Street.
Fortis Group has proposed redevelopment of the garage, constructing a vertical, residential addition to the existing building, and re-clad the resulting structure for uniformity in design.
The New Residential Tower

The redevelopment proponent proposes a 10-story, 253,000 square-foot spiral-shaped addition be constructed atop the garage, containing 195 for-sale condominium residences, expanding the garage to 17 stories, 209 feet tall and approximately 535,000 square-feet in size.
The new renderings highlight the tower's modern façade, overlooking the lush Rose Kennedy Greenway.
While the number of parking spaces will diminish slightly from 698 to 682, the Hard Rock Café restaurant space will further be reduced from 15,000 square-feet to 8,000 in order to accommodate the tower's lobby.
Its prime location places it in the midst of Faneuil Hall, nearby the 2.9-million-square-foot Bulfinch Crossing development and Rose Kennedy Greenway.
Condominiums will include studios, one-, two-, three- and four-bedrooms, with residential amenities including a sprawling outdoor patio and courtyard, a pool, and rooftop green terraces cascading toward the Greenway.
The Boston Planning & Development Agency will be hosting a public meeting regarding the project on Tuesday, March 13th from 6pm-8pm at Boston City Hall.
Following its approval, the Dock Square Garage project will commence construction in second quarter 2019 and conclude late 2021.
