Boston Homes: Rollins Square Penthouse has A Roof Deck

From Boston Homes, by Washington Street south of East Berkeley Street has become a magnet for luxury condominiums. Laconia Lofts and Wilkes Passage are there, and nearby is Rollins Square, set on 2.19 acres bordered by Savoy Street, Harrison Avenue and Waltham Street.Elad Bushari of the Bushari Group Real Estate is marketing Unit D-310 at 17 Savoy St. in Rollins Square for $1.169 million. It is a spacious penthouse duplex, perfect for entertaining.

The lower level features a large living room overlooking the landscaped park on Rollins Street, a granite and stainless steel chef’s kitchen, a half bath and an elegant dining room overlooking Savoy Street.

The second level has three bedrooms, and two full baths, including a master bedroom with an en suite master bath. A full staircase leads to a private roof deck. Two tandem parking spaces have direct access to the garage, which holds extra storage space plus bicycle storage.

CBT Childs Bertman Tseckares designed Rollins Square, which was built by Suffolk Construction Company and completed in 2003.

The complex has 184 residential units, but because of its clever design, it seems like fewer. Its block and plank construction resulted in foot-wide walls and half-foot floors that produce one on the quietest residences in the South End.

Rather than one entrance for all of the units, there are private entrances for small clusters of units. At 17 Savoy there are just four residences.

At the street level are the doors for two duplexes and the stairs to the underground garage. Upstairs are two penthouses that share the front stairway.

Those two penthouses are the only units that have access to the back stairway that has a door on the Rollins Street side of the building.

Says Bushari: “One of the charms of Unit D-310 is that there are no long hallways that make it feel like a hotel. Instead there is a feel of a private home with a private entrance.”

The unit door at the top of the Savoy Street stairs opens to an entryway between the dining room and the kitchen. A large closet provides space for coats as well as storage.

The closet was left open when built, but the present owner has enclosed it to provide more versatility.

The dining room has two large windows that face east and provide wonderful morning sunlight. Two beautiful twin chandeliers add elegance to the room, which has plenty of space for formal entertaining or for use as a family room.

A high half wall separates the kitchen from the dining room. The kitchen counters are covered with dark granite.

The cabinets are paneled, painted white, and fill the U-shaped room with wonderful storage.

The half wall hides the kitchen work area and produces a beautiful view from the dining room. There is an oversized refrigerator with a bottom freezer, a dishwasher, a microwave, a garbage disposal, and a range with a gas cooktop.

The center of the unit has an open stairway that provides light from the large skylight above the second floor. A charming powder room is across from the stairwell, and the large living room is at the other side of the building.

The huge living room windows face west to provide afternoon sunshine and beautiful sunsets. They also offer views of Rollins Park, a lovely small landscaped park that has benches so that residents can sit and enjoy nature.

Outside the living room a stairwell leads to the door in the Rollins Street side of the building.

On the next level two bedrooms are on the Savoy Street side. One is being used as a study, and the other, now a guestroom, is as large as a master bedroom in many condos.

Morning sun fills that side of the home. A full bath with a rainforest showerhead and a laundry closet with a stacked washer and dryer are off the center hallway.

The stairway to the private roof deck is also there, and sunlight streams from its skylight.

On the Rollins Street side of the building is the master bedroom with three large closets, a dressing area and an en suite master bath.

The long vanity in the bath has two basins and is covered with ecru Botticino marble. The bath tub/shower also features a rainforest showerhead.

The great master bedroom windows allow afternoon sunlight and provide views of the sunset as well as of the Rollins Street park. The room is large enough for a sitting area.

The roof deck is on the Rollins Street side of the building. Large white squares mark the roof deck area, making it feel like an outdoor room.

A high thick half wall gives it a feeling of security while allowing open views, including a view of the Cathedral of the Holy Cross, which was the largest Catholic church in the United States when it was completed in 1875. It is as large as Westminster Abby and built in the same Gothic style.

The unit has insulated windows and seven zones for the forced air heating and air conditioning, allowing the various rooms to be kept at different temperatures.

The lighting throughout the unit is recessed. The owner replaced the carpeting in the last two years. Many of the closets have California Closets built-ins.
