East Boston's Major New Developments to Follow in 2020

East Boston has quickly become one of the city's hottest neighborhoods in terms of new development. The area - notably Maverick Square and Jeffries Point - has seen massive growth in new residential and commercial developments within the past few years.

We've assembled a map of the neighborhood's major projects that are under review, approved and under construction - check it out below!


Under Review

Suffolk Downs

Address: 525 McClellan Highway

This remarkable 161-acre project is a redevelopment of the historic Suffolk Downs horse racing track. The HYM Investment Group acquired Suffolk Downs for $155 million in May 2017 and is planing to construct residential, retail, office, lab, and hotel space on the grounds.

Suffolk Downs will include the creation of 10,000 units of new housing. 930 new affordable housing units will be constructed on-site with an additional 500 affordable units off-site. a 40-acre open space system, making up 25% of the site, will incorporate existing wetland features and construct an approximately 15-acre common, landscaped amphitheater, and new recreation areas throughout.

Phase 1 of the project consists of 9 buildings plus an additional 7 townhome buildings. The architectural design of the Phase 1 project will achieve a balance of neighborhood cohesion, design diversity, and architectural quality that is imperative to creation of a successful mixed-use community with an authentic sense of place.

Commitments to Boston Parks & Recreation include 2.5 acres to be deeded to Boston including Orient Heights Park and Gateway Park and 3 acres of shared programming rights on key recreational fields. Commitments to recreational facilities include a 2.3 acre multipurpose field, 0.7 acre flexible field, 4 basketball courts, 3 tennis courts, 5 playgrounds and 5 bocce courts.

Two existing adjacent MBTA Blue Line Stations will be integrated into the project, and new bicycle path connections and Hubway stations will be added. The development is expected to be constructed in phases over a 15 to 20 year period, with construction likely to cost over $1 billion.

Units will be divided into 11 one-bedroom and 12 two-bedroom residences. Maverick Shipyard Apartments

Maverick Shipyard Apartments is a new East Boston development that will be comprised of a three story residential building with underground, on-site parking for 20 vehicles and 23 apartments. The project will include the demolition of an existing garage and commercial structure that have no history or architectural significance to the neighborhood. The new 22,700 square foot structure includes a mix of one-, two- and three-bedroom apartments.

Clippership Wharf

Address: 25-65 Lewis Street

The Clippership Wharf project will transform an underutilized section of the East Boston Waterfront into an active, publicly accessible extension of Maverick Square and the surrounding neighborhood. The four 6-story buildings include the development of approximately 525,000 gross square-feet of residential units (a mix of condominium homes and apartments) as well as approximately 30,200 gross square-feet of retail space. Further, the project includes underground parking with 300 spaces, including Zip Car parking. There will be approximately 300 indoor bicycle storage spaces located within the buildings.

Phase 1 of the Clippership Wharf development consists of the construction of two buildings containing 284 rental apartments and one building containing 80 luxury condominiums. Phase 2 of the project involves construction of a fourth building containing 114 residential units - yet to be unveiled as apartments or condominiums. Clippership Wharf will include over four acres of waterfront open space and a new Harborwalk extension.

The condominiums at Clippership Wharf, dubbed Slip65, will include one- and two-bedroom residences outfitted with state-of-the-art features and finishes including stainless steel/quartz kitchens, distinctive tile backsplashes, custom cabinetry, oversized windows and sweeping waterfornt views.

The developers of Clippership Wharf intend to create an environment that reflects the residential character of the surrounding neighborhood, complements the active commercial and community uses, and assists in activating the waterfront. The Mark at DeNormandie Wharf

Formerly known as Hodge Boiler Works, The Mark at DeNormandie Wharf is a new mixed-use condo building offering 107 condominium residences with over 65,000 square-feet of waterfront shared work space.

The size and scale of the building reflects the traditional wharf-type architecture of many surrounding buildings on the East Boston waterfront. Orient Heights Redevelopment Project

Address: 200 Waldemar Avenue

The Orient Heights Redevelopment is a multi-phased project located on an approximately 653,763 square-foot site in East Boston bound by Faywood Avenue and Waldemar Avenue. The Project involves the construction of new residential buildings and hardscape ranging from two to five stories, as well as a new community center and landscaped public areas including a new public park.

Significant roadway and connectivity improvements, including the removal of the cul-de-sac at the end of Vallar Road, a new connection northward to Waldemar Avenue, and the construction of on-street and off-street parking spaces, will be made as part of the Project.

New public green space includes a centralized plaza, park and play area. The project will construct an 8,000 square-foot community center and management office. A total of 318 vehicle parking spaces and 388 bicycle parking spaces will be constructed on site.

A total of 373 new residential units are proposed. Residences will include 80 one-bedrooms, 140 two-bedrooms, 117 three-bedrooms, 25 four-bedrooms and 11 five-bedrooms.

Mira Condos

Address: 301-303 Border Street
